How much does it cost...
We have one subscription level of just £24.99 per month untill you sell your house or you cancel your advert, which can be done at any time day or night 365 days a year. Remember with Sell It Yourself there is no commission to pay, no contract to cancel and no hidden charges.
Need a For Sale sign...
No problem. A for sale sign will increase the visability of your house sale significantly, it is a proven fact that houses with for sale signs receive more viewings and offers than those without.
We have designed a Sell It Yourself for sale sign, which is made from exactly the same materials and is the same quality as the boards estate agents use. These boards are highly visable and will be customised with your own contact details. For sale boards can be purchased from within the members area if required when you activate your advert.
Property valuations...
If you are already on the market with an estate agent you should have an idea of your property value, remember to be realistic with your valuations.
If your not with an estate agent already we can offer an online valuation with Hometrack. This is based on land registry information for properties that have actually sold within your area. Selling tips...
Once you have accepted an offer on your property we strongly recommend that you leave your advert live untill you have exchanged contracts. This will allow other buyers to see your advert just in case your sale falls through, not only that you may receive a higher offer.
Advertise you property honestly, include important information in your advert such as schools, ammenities and motorway access. Make your advert interesting and include lots of photo's this will help potential buyers visualise your property. You can view a sample advert by clicking here.
Once you have arranged a viewing make sure you are in, take the viewers phone number so you can contact them incase you need to re arrange the viewing.
Your property should be looking its best for all viewings as this will dramaticly increase potential offers. Be confident when showing your potential buyer around your home, point out things such as power points, cable television and broadband availablity. If you have refitted the kitchen or bathroom let your buyer know.
Home Information Packs...
From June 1st 2007 it will be compulsory for a Home Information Pack to be prepared before putting a home up for sale and a copy of the pack must be made available to any prospective buyer upon request..
Under the "old" system most of the information that will be included in the pack is only produced after an offer has been made and accepted so if there are any problems these only come to light several weeks later by which time the parties may have incurred legal and survey fees, search fees etc.This can cause frustration and delay and may result in gazumping or the terms being renegotiated or even the sale falling through altogether.
Home Information Packs will ensure that all of the important information will be provided up front at the outset. This will create a faster and more efficient home buying system and the main benefit to the seller is that any buyer is much less likely to pull out if they have all of the required information from the very beginning.
